North Huntingdon zoning board approves pizza-shop variance

A popular pizzeria could be opening a location in North Huntingdon next year.

The North Huntingdon zoning hearing board granted approval for Dan Pasquarelli's plans to build a 1,575-square-foot building on a triangular lot at the intersection of Three Springs Road and Clay Pike.

Pasquarelli, who is part owner of Luciano's Pizzeria in White Oak, first approached the planning commission about building the restaurant on the triangular lot on Nov. 5. The planning commission tabled his plans until December to await the zoning hearing board's decision.

The board unanimously granted Pasquarelli a variance allowing him to build closer to the road than 30 feet, as required by township ordinances.

The restaurant plans also required a parking variance. The triangular-shaped lot limits the amount of parking available on the site and requires vehicles to back out onto Clay Pike or Three Springs Road.

Zoning hearing board President Jacqueline Willis said the property presented several parking problems for previous businesses on the triangular lot.

“The previous businesses had people parking there, across and down the street,” Willis said.

“It became a nuisance, and we want to make sure something is in place (for parking).”

The plans provide a dozen parking spaces, with three for employees along Three Springs Road. The rest would be in front of the building, according to surveyor Robert DeGlau.

DeGlau said the plan would provide ample parking for both customers and employees.

“Everything just fits onto this tight lot,” DeGlau said.

Pasquarelli plans to demolish the current two-story building on the lot, which formerly housed Bubba Darius Restaurant. He expects to begin demolishing the current structure in early 2013.

The planning commission expects to review Pasquarelli's plans during its Dec. 3 meeting.
