McCandless sets Oct. 22 public hearing on Sheetz's effort to move across Perry Highway
A public hearing on a proposal by Sheetz to build a new convenience store and gas station across from its current location along Perry Highway in McCandless has been scheduled for 7:30 p.m. on Oct. 22.
The property for the new store is already zoned commercial, but a gasoline station is a conditional use that must be approved by council before the project can proceed.
The Altoona-based company suspended gasoline sales at its current location on Oct. 8 to satisfy the town’s restriction on two gasoline stations operating within 1,500 feet of each other.
The move allows the convenience store to continue operating while applications are submitted for the new location without violating the law.
At the behest of residents living near the new location proposed for the store, town council rejected the company’s request to amend the ordinance so it could continue selling gas while the new store is being built.
Bruce Betty, the town’s zoning administrator, has indicated that some of the conditions Sheetz will likely have to agree to before the project gets the green light include measures to lower the impact on surrounding properties.
The measures could include installation of a raised mound with vegetation to serve as a buffer zone, fencing, shorter light poles and limitations on the hours when deliveries can be accepted.
The state Dept. of Transportation also is expected to require significant improvements to the intersection, Betty said.
Once the conditions for approval are met, council can review the final site plans and schedule a vote for their final approval.
Company officials said it will be easier for vehicles to enter and exit the new store and that additional pumps will reduce congestion.
The store also will be significantly larger than the current location, which has been in operation since June 1984. Plans also call for eventually adding alcohol sales at the store.
