Real Estate Notes
• Two developments will have public hearings Tuesday with the City Planning Commission, John P. Robin Civic Building, 200 Ross St., Downtown. One involves use of a three-story structure at 309 Braddock Ave., Point Breeze, as an elementary school with 11 classrooms. The request from Kerry Varkonda/Schoolhouse Finance, on behalf of Park Place School Associates, is for conditional use in a two-family residential zone. And there is a proposal to certify the Lower Strip District from 11th to 23rd streets and bounded by Liberty Avenue and the Allegheny River as a redevelopment area.
• The Urban Redevelopment Authority has approved a request for a $500,000 state grant for the Schenley Place development in Oakland. Before construction can begin on the two-building complex, more funding must be obtained for the underground parking garage, Bill Hunt of Elmhurst Group, the developer, said. Construction could begin in spring. The project is on a parking lot adjacent First Baptist Church at Ruskin Avenue and Bayard Street and includes a three-story building facing Ruskin and a seven-story building behind it.
• The Pittsburgh Public School District will seek on OK Thursday from the Zoning Board of Adjustment for a monument identification sign with non-illuminated signage and a changeable LED message board at Taylor Allderdice High School, 2409 Shady Ave., Squirrel Hill. Laveita Gibson will request to use a two-story, single-family dwelling at 113 Jucunda St. as a child care business for up to 12 children, aged up to 13, daily from 6 a.m. to midnight. CP Development wants to use a two-story structure at 506 Melwood St., Oakland, as a one-family dwelling, a two-story structure at 508 Melwood as a two-family dwelling with off-site interior parking space at 406 Melwood St., and a two-story structure at 3 Gomez Way as a single-family dwelling with integral first-floor garage.
• Sota Construction Services Inc. has started One80 Real Estate Services LLC. Ernie Sota, president, says it will identify for buyers property that will enhance their lifestyle or business potential. For sellers, it provides valuation and marketing strategy. Diana Lynn, former project manager at Sota, is part of One80 Real Estate Services.
• The city of Pittsburgh seeks funding for a pedestrian and bicycle-accessible connection from the Smithfield Street bridge to the Monongahela Wharf Landing. This will allow people to circumnavigate a difficult-to-maneuver, high-traffic intersection and eliminate the missing link to Three Rivers Park Trail. The Urban Redevelopment Authority approved the request for a state grant of $250,000 for the $2.6 million project. The project could be put up for bid this year with completion by early 2012.
• A former Duquesne Light power station Main Street and McGovern Boulevard in Crescent and partly in South Heights, Beaver County, has been purchased by Phillips Station Riverfront South LP. The sale included 23.5 acres along Main Street and 19.2 acres along McGovern, according to deeds filed in Allegheny County. Purchase price was $3.6 million. The seller was Orion Power Midwest LP.
• A one-story cement block and metal building, 735 Rt. 30, Findlay, used for light manufacturing has been purchased by DAH Partners LP from PNC Bank for $800,000, according to a deed filed in Allegheny County. Signing for DAH was Howard S. Berger, managing partner.
