Mixed-use developers propose realigning Wilson Road in Murrysville
As officials from Dedicated Nursing Associates prepare to begin developing a multi-phase project off Route 22 in southeastern Murrysville, they are proposing to realign Wilson Road.
They say they want to better accommodate traffic from the town homes, office complex and restaurant they want to build near the intersection of Route 22 and Manor Road.
The developer, Bushy Run Investments, is proposing to use the traffic impact fees they’d be assessed as a credit toward future traffic improvements, as they seek to place a mixed-use project on about 47 acres.
The most recent improvement is a suggestion to realign Wilson Road farther to the south.
“PennDOT has said that the volume of traffic coming off Wilson Road will create sight issues due to the speed limit in place,” Murrysville Chief Administrator Jim Morrison said. “It would be moved to the south, which would increase the sight distance to the north.”
Project officials have also said they would like the first phase to be town homes, followed by the new Dedicated Nursing Associates office complex, then the restaurant .
“The townhouses don’t increase traffic enough to require the road realignment,” Morrison said. “It’s the commercial development that will bring additional traffic volume.”
The cost of the realignment would be funded through the traffic impact fee assessed on the development.
Council members liked what they saw.
“I think it will be better than it is now, for sure,” Councilwoman Toni Brockway said.
Councilwoman Jamie Lee Korns agreed.
“I don’t see a downside to this, as it’s sketched out now,” Lee Korns said.
The proposal requires approval by PennDOT in order to secure a highway occupancy permit.
“There’s no guarantee of PennDOT approval, so we may be back at this again,” Morrison told council members earlier this month.
