New housing development proposed in Bethel Park
A 65-unit townhouse development has been proposed in Bethel Park.
Penn Cove Group Capital would like to develop the properties off of Hamilton and Baptist roads in what is proposed as The Enclave at Cool Springs.
It is unclear how big the homes would be or how much they may cost.
Multiple calls to the developer were not returned. An official responded via text to decline comment until preliminary/final subdivisions and related plans were voted on at the June 14 council meeting.
Borough interim municipal planner Jeffrey Winkle said he does anticipate the project being approved.
“The development overall complies with the code,” Winkle said. “They need to request from municipal council a few modifications from the ordinances.”
Modification requests include the right of way width for a street be accepted at 43 feet instead of the required 50 feet as well as actual street width be acceptable at 22 feet instead of 30 feet. There is also a request involving grading requirements on the edge of the property.
“I think the requests are reasonable,” Winkle said.
Plans were discussed over the past few months. The planning commission recommended it for approval.
“They made some adjustments in their buildings, and it’s going to be great for Bethel Park and the residents up there,” councilman Joe Consolmagno said. “It’s a high development type of housing plan, so we’re looking forward to working with them. We’ve gotten very favorable responses about their development, and they’re an upscale developer.”
Council president Tim Moury also sees the development as a win for the community.
“In the past, there’s been a lot of discussion about potential rezoning,” Moury said. “One thing is pretty clear: the neighborhood did not want a commercial property in that area. From a new home perspective, there’s not a lot of property left in Bethel Park.
“Houses don’t last very long on the market, and there just aren’t a lot of new homes for sale in Bethel Park. I think it will be a nice development and the townhouses will probably sell relatively quickly based on our past experience.”
