Lumière, a new luxury condominium complex in the heart of Downtown Pittsburgh, is nearing completion.
The 86-unit building is the first new high-rise condo project Downtown in a decade. Developed by Millcraft Investments, it’s the second phase of the project on the site of the former Saks Fifth Avenue. The project began with a parking garage and retail space, anchored by the Brazilian steakhouse Fogo de Chao.
More than 50 units have already been sold, with prices starting at $225,000. The largest and most expensive unit, at $2.5 million, features 1,000 square feet of private oudoor terrace space to supplement the 2,635 square feet of indoor living space, containing three bedrooms, a den and 3 1/2 bathrooms. The double-corner unit offers sweeping views of Mellon Square, Fifth Avenue and Smithfield Street.
“A vibrant downtown must have people living there and we are happy to continue the trend of Pittsburgh’s residential growth with Lumière Residences,” said Lucas Piatt, president and CEO of Millcraft Investments. “We are also proud to have taken a failed department store and revitalize it into a place that people can live in and enjoy.”
Lumière (the French word for light) is marketed by Piatt Sotheby’s International Realty. The city’s Urban Redevelopment Authority partnered with Millcraft for the project.
Current available units, shown at lumierepgh.com, include a one-bedroom condo on the 11th floor listed at $389,000 and a 3.5 bedroom/2 bathroom corner unit on the 13th floor overlooking Smithfield Street for $1.85 million.
“Our youngest Lumière buyer is a 20-year-old Carnegie Mellon University student,” said Lumière sales director Billy Lane. He said purchasers to date include retirees, families, second-home buyers and young professionals.
Amenities include high-tech digital entry lobby, nine-foot ceilings, high-end appliances, floor-to-ceiling windows, smart home technology, a rooftop deck, guaranteed reserved indoor parking, and free bicycles. The building is pet-friendly — two pets up to 100 pounds total are permitted.
For first-time buyer Cody Boyer, 24, Lumière’s central location was a strong selling point. The finance professional, who currently lives in O’Hara Township, said, “I’ll be able to walk to work from my new place. It’s a nice bachelor pad.”
