Pittsburgh Planning Commission on Tuesday approved development plans that feature a 20-story tower with 300 apartments atop an existing Downtown Pittsburgh building.

City Club Apartments LLC bought the former YWCA of Pittsburgh building at 305 Wood St. for $4 million in April.

The developer’s plans include a rooftop pool, two-story restaurant and health club.

The city granted City Club Apartments a zoning variance last year to allow it to build 300 smaller apartments at the site, rather than about 140 units permitted under city regulations.

Of the 300 apartments, 10% will be earmarked for affordable housing for people making up to 50% of the area median income — or about $29,700 annually. Twenty of the affordable units will be studio apartments, six will have one bedroom apiece and four will have two bedrooms apiece, said Ryan Indovina with Indovina Associates Architects.

The planned tower would be set back about 25 feet from the facade of the existing building, Indovina said. Some apartment units in the new tower will have bay windows, while others will have balconies to “allow for a more dynamic and unique facade,” he said.
