About 200 more housing units draw closer to approval in Buffalo Township

Growth in Buffalo Township shows no signs of slowing down, as plans for nearly 200 housing units are moving forward.

Township supervisors approved preliminary site plans for two housing developments this month. Each calls for about 100 dwellings.

Both are on the south side of South Pike Road (Route 356), the township’s main traffic artery.

The Laurel Hills multifamily development, being built by Laurel Hills Partners LP, is on 28.7 acres of vacant land with remnants of some previous structures. The tract is in a B-1 Business Zoning District. Township supervisors granted the developer’s request for a conditional use permit, which allows the land to be used for housing.

Laurel Hills is planned as a condominium community. It will contain 98 residential units and a clubhouse. A condominium association will manage the open space and amenities in the development.

All of the units will be served by public water and public sanitary sewers. Three detention facilities will manage stormwater runoff generated by the facilities, which eventually will flow into Sarver Run.

Twin Oaks expanding

The second site plan approved comprises the fourth and fifth phases of an existing development, Twin Oaks, which is a planned residential development for single-family homes.

The new construction will occur on 60 acres of woods and vacant fields. The property is zoned R-1, Residential.

A conditional use permit is needed for the development. As part of the continuing approval process, a public hearing on the conditional use request has been scheduled for 7:15 p.m. Feb. 9 in the township building on Bear Creek Road.

The supervisors also approved Twin Oaks’ final subdivision plan, which came at the recommendation of T.J. Stephens of Bankson Engineers, the township engineer.

The expansion will consist of 99 single-family homes. All owners will be part of a homeowners association that will manage the open space and amenities within the site.

Just like Laurel Hills, all of the dwellings in the two phases of Twin Oaks will be served by public water and sanitary sewer systems.

Five stormwater detention facilities have been proposed to manage runoff from the development before it flows south into an unnamed tributary of Buffalo Creek.
