Developer proposes 55+ community in Frazer

Vacant property along Butler-Logan Road in Frazer might someday be filled with resort-style homes for an older crowd.

Foxlane Homes, developers of upscale 55-plus housing, hopes to build there. They were expected to bring a proposal to the township’s planning commission Wednesday but have delayed it at least a month.

The Philadelphia-based developer at that point could pitch its plan to construct homes along Butler-Logan Road, on a hill just above the Pittsburgh Mills mall. Locally, Foxlane has offices along McKnight Road in McCandless.

Representatives said there were too many variables to be worked out prior to a presentation this Wednesday.

Township Supervisor/Secretary Lori Ziencik declined to disclose details of the proposal until after the planning commission meets.

“They’ll review the initial plan and make recommendations to the board,” she said.

Ziencik said it’s a large tract of land that was recently graded.

If approved, the residents would have quick access to the Route 28 Expressway with the Exit 12A ramp at the Mills mall.

Foxlane Homes was founded in 2017 in eastern Pennsylvania. It has grown to include developments in Delaware and Indiana.

Its website describes the 55-plus communities as low-maintenance first-floor living where residents experience resort-style perks. Amenities include a clubhouse, activities and classes.

In the North Hills, Foxlane opened The Landings, where homes start at about $484,000 for two bedrooms, two baths and a two-car garage.

As downsizing becomes trendier across the region, more carriage homes are popping up.

In Buffalo Township, a 32-home plan geared toward older buyers is expected this year. The Ryan Homes development, Pine Ridge, is under construction off Sunset Drive.

Prices for the single-family, one-story dwellings start around $350,000, and buyers can choose from five layouts. Each lot is about a quarter-acre.

The cul-de-sac lies just a few minutes from Route 356 and Route 28, as well as Buffalo Plaza and a Butler-Freeport Community Trail access point.
