A popular Hempfield business corridor may soon house new retail and restaurant options across Route 30 from Greengate Centre, developers said.

While details aren’t yet finalized, site plans under consideration by real estate brokerage company Hanna Langholz Wilson Ellis show three retail buildings and a restaurant along South Greengate Road. Sitting behind Walgreens and a plaza housing Chipotle and Five Guys, the development would be built mostly on a vacant lot. Site plans show one building taking up part of a parking lot near LA Fitness.

“It’s all speculative,” said Jon Knudsen, director of Hanna Langholz Wilson Ellis.

Building placement could change depending on tenants, and the final version of the plans have not been completed, Knudsen said.

He was unable to provide details about possible tenants. He said developers are looking for an anchor store that would determine certain details of the project.

The proposed project is still about a year and a half from breaking ground, he said.

Greengate Centre opened in 2005, anchored by Walmart and surrounded by businesses such as Red Robin Gourmet Burgers and Brews, PNC Bank, Starbucks and Panera Bread.

That shopping plaza was built after the demise of Greengate Mall , which opened in 1965 on what was previously farmland. The mall was demolished in 2003.
