Murrysville council amended its traffic improvement plan Wednesday to accommodate development along Route 22 that includes an expansion of the Dedicated Nursing Associates business.

“Improvements will be necessary to Manor Road and possibly Route 22,” Chief Administrator Jim Morrison told council members. “A right-hand turning lane on Route 22 westbound and turning lanes and a traffic light at Wilson and Manor roads may be necessary.”

The developer, Bushy Run Investments, is proposing to use the traffic impact fees they’d be assessed as a credit toward future traffic improvements, as they seek to place a mixed-use project on about 47 acres near the intersection of Route 22 and Manor Road, Morrison said.

The development is proposed with four phases: 1. A Dedicated Nursing Associates corporate campus and restaurant; 2. A sports medicine facility and retail space; 3. Town homes and a park area; and 4. Dedicated Nursing Associates office buildings, according to Murrysville Planning Commission minutes. Dedicating Nursing is a medical staffing and home care firm.

If approved, development of the four phases is expected to take about eight years. Planning commissioners recommended the project site plan to council in April with a list of conditions.

Amending the traffic plan is not a go-ahead for the work, council President Josh Lorenz said.

“What’s important to note for everyone is that including something in the traffic improvement plan doesn’t obligate the municipality to move forward on it,” Lorenz said. “Certainly, we’ll seek grant money for that to happen, but it’s not a vote that says, ‘We’re going to do that now.’”

The development would be a mix of public and private facilities.

Dedicated Nursing Associates is currently headquartered in Salem Township just over the Murrysville line, and has 16 locations throughout the eastern U.S.
