Hempfield OKs housing plan along Forbes Trail Road

A new residential development is expected to bring 70 homes to Hempfield.

Township supervisors on Monday granted final conditional approval for the Deer Point site plan.

Farmland along Forbes Trail Road at Fetters Road will be turned into 24 town homes, 16 duplexes and 30 single family homes. A clubhouse also will be constructed.

Township officials said the development will be on about 40 acres just east of Hempfield Park and across Forbes Trail Road from an existing residential neighborhood.

“They’re planning to do it all in one phase,” said Hempfield manager Aaron Siko.

Patrick Cendes, president of real estate with Totteridge Golf Course and Community, said construction is expected to start as soon as possible and the goal is to have some properties ready for sale in the spring. He expects the entire construction to take three to five years.

“I think it’ll be a nice complement for that area,” he said.

Home prices are expected to be around $400,000, more or less depending on the type of residence. The land being developed is next to a working farm and not far from Totteridge. Cendes said golf-related amenities could be part of a package deal with a home purchase.

Fetters Road leads to Fetter Farm, which earlier this year was named a Pennsylvania Century Farm having been in operation since 1918 by four generations. Beef cattle is raised on the 75-acre farm.

The plan’s approval is contingent upon additional OKs related to utilities and stormwater. Officials said Fetters Road will be widened to a two-lane road during the project.
