'Luxury villas' proposed as 1st part of Murrysville office park

A community of “luxury villas” could be coming as part of a proposed corporate office park complex in Murrysville, should council approve development plans.

Bushy Run Investments is proposing 18 “luxury villas” at the northeast corner of Wilson and Manor roads, just south of the White Valley neighborhood. The residential parcel, dubbed Regan Ridge Villas, would be the first part of the Fusting Executive Park, which is slated to include the villas, restaurant space and a corporate complex for Dedicated Nursing Associates, a medical staffing and home care firm.

The villas are designed in a contemporary style, with three levels and a roof deck on each two-villa unit.

“The goal was to keep all the outdoor areas for these units contained within the buildings themselves,” said Mike Bliss of Way Architecture & Design Partners. “This was meant to be an introduction to the future executive park that’s coming down the road, which is why they were designed in this style.”

The area where the villas are proposed is the only part of the roughly 47-acre parcel that is zoned for residential use. An existing barn on the property may be converted into an activity center. If the project is approved, officials hope to break ground this spring.

The entrance to the development would be located along Wilson Road, offset from the proposed entrance to the future executive park.

Last year, project officials also proposed the eventual realignment of Wilson Road to better accommodate the larger development, using traffic impact fees they’ll be assessed as a credit toward future traffic improvements.

“PennDOT has said that the volume of traffic coming off Wilson Road will create sight issues due to the speed limit in place,” Murrysville Chief Administrator Jim Morrison told council following the realignment proposal. “It would be moved to the south, which would increase the sight distance to the north.”

Regan Ridge Villas will come back before council for a possible vote at its meeting, set for 7 p.m. Feb. 17. Meetings are broadcast live on Comcast local access Channel 19, and livestreamed at murrysville.com.
