Murrysville officials are considering the second proposal for upscale housing in the Route 22 corridor in recent months.
Chris Hamm of KDH Consulting Engineers this week showed council plans for Kistler Place.
It’s a 5,800-square-foot building proposed on 3.6 acres near the intersection of Kistler Road and Route 22. The developer hopes it will house retail stores on the first floor and eight two-bedroom apartments on the second floor.
Hamm said he does not envision high-traffic businesses going into the retail units.
“We’re not anticipating any high volume of delivery vehicles,” he said. “We’re looking at more of a retail space, but not necessarily high-turnover retail, where a lot of traffic flow will be going in and out.”
Tenants would have use of eight covered parking areas, and residential entrances would be at the rear of the building.
There are no interior structural walls in the retail section at present, which Hamm said offers the opportunity for a business to occupy more than one of the four anticipated storefronts.
Murrysville Chief Administrator Jim Morrison asked whether the developers would consider a trussed roof rather than a proposed flat roof with ornamental parapets. Council did not vote on the proposal.
Villa proposal re-approved
Earlier this year, council approved the site plan for 18 “luxury villa” units as the first phase of development in the Fustings Executive Park near the intersection of Wilson and Manor roads.
That project, Regan Ridge Villas, received council’s reapproval this week after developers initially failed to file the approved subdivision and site plan within the required 90 days.
Representatives for the project said they hope to begin work on the site this month.
Villa Ciano changes developers
After approving changes to the stormwater plan for the 23-lot Villa Ciano subdivision along Cline Hollow Road, council voted to approve its transfer to a new developer.
The existing approvals and permits will be transferred from the Patrisa Corp. to Foxlane Homes at Villa Ciano. The subdivision name will change slightly, to Bella Ciano.
