Murrysville council recently approved a project along William Penn Highway that includes both retail space and apartments.
Council granted reapproval to Kistler Place, a mixed-use project proposed near the intersection of Kistler Road and Route 22 west of Rick’s Sports Bar in Murrysville.
Developers are required to sign and post both a developers’ agreement as well as an amenities bond within 90 days of approval.
“The clock ran out on the first approval,” developer Michael Garofalo said. “Our plans have not changed, but how we’re going to do it has changed.”
Garofalo said that rather than a modular approach, with components built elsewhere and assembled on-site, the project will now proceed with stick-built construction on-site.
The 3.58-acre parcel, owned by Magam Investment Associates, will be developed into four retail spaces and eight second-floor apartments, which will all have their own detached garage.
The property’s zoning was changed from business to mixed-use.
“It kind of creates a buffer between the R-2 zoning and the more commercial zoning along Route 22,” Garofalo said.
Duff Park bridge restoration
Council also voted to advertise restoration work on the pedestrian bridges in the municipality’s Duff Park.
“They were originally planned for total replacement, at a cost of about $140,000,” community development director Jim Morrison told council. “We had a bridge engineer take a look and make recommendations to upgrade the existing bridges.”
Upgrades, rather than total replacement, should bring the cost down to about $60,000, Morrison said.
The bridges were initially lowered into the park via helicopter, Morrison said, in cooperation with the National Guard.
