A mixed-use commercial and residential development has been proposed for property at the intersection of Route 22 and Wilson Road, seen here from the hillside south of Route 22 on Thursday, Oct. 22, 2020.

Murrysville council approved the site plan for development of 18 “luxury villa” duplex units off of Wilson Road, the first part of a proposed corporate office park.

Regan Ridge Villas will be developed on just over eight acres near the intersection of Manor and Wilson roads. It is the only portion of the proposed Fusting Executive Park zoned for residential use. The rest of the 47-acre project is slated to include restaurant space and a corporate complex for Dedicated Nursing Associates, a medical staffing and home care firm.

Last year, project officials also proposed the eventual realignment of Wilson Road to better accommodate the larger development, using traffic impact fees they’ll be assessed as a credit toward future traffic improvements.

Murrysville Chief Administrator Jim Morrison said Wilson Road could potentially be realigned to the south, increasing sight distance for those exiting Wilson onto Manor Road.

The villas are designed in what Mike Bliss of Way Architecture & Design Partners called a contemporary style, with three levels and a roof deck on each unit.

Bliss said the modern design is a reflection of what the future office park will look like.

The entrance to the development would be along Wilson Road offset from the proposed entrance to the future office park.
