Unity planning commission OKs mobile home park expansion

More mobile homes could soon arrive along Marguerite Lake Road in Unity.

The township planning commission approved 51 additional lots at Hillside Estates mobile home park. UMH Properties of Morgantown, W. Va., plans to add the lots in three phases on a 21-acre section of the development just north of Route 130.

About 85% of 91 existing lots are occupied, according to Jeffrey Yorick, the company’s vice president for engineering. Each of the lots will be able to accommodate new single- or double-wide homes, he said.

Roads, utilities and other infrastructure to service the new lots will be installed during development of the first 17 lots, according to Bryan Lowe, engineering director of project consultant Harshman CE Group.

“We’re proposing to grade the entire site out during phase one,” Lowe told the commission Tuesday. “All of the ultimate land disturbance will be addressed at that time.”

The second and third phases are expected to add 16 lots and 18 lots, respectively. Each lot will have 2-1/2 parking spaces, Lowe said.

A natural gas line will be extended to serve lots in the first phase of development. Unity Township Municipal Authority has approved sewer taps for the 17 homes.

Approval is pending for a storm water management plan and erosion and sedimentation controls at the site. A sediment basin will be converted to a pond once lots in all three phases are occupied, Lowe said.
