A family entertainment facility, private school and bank will be part of a development being built in North Huntingdon on Route 30, about a half-mile west of the Irwin exit of the Pennsylvania Turnpike, the developer said.
Don Tarosky Jr., developer and partner of Colony Holding Cos. of North Huntingdon, said he plans to present the township planning commission with a revised site plan for Huntingdon Marketplace at its meeting at 7 p.m. Monday. Township officials are expected to review the site plan and likely make any recommendations to be considered at the commission’s November meeting.
Colony Holding is proposing a five-phase development plan that would cover about 106,500 square feet over a 22-acre parcel that Colony Realty Associates LP purchased from DeBartolo Development/Irwin LLP in January 2016 for $5.3 million. About 16,000 square feet of the project is under construction in the first two phases.
Tarosky said the project will cost between $13 million and $14 million, excluding the cost of purchasing the land. Urban Air Adventure Park will be one tenant at the Mills Drive development, Tarosky said.
The indoor trampoline and adventure park at Huntingdon Marketplace will be about 61,500 square feet, more than double the 31,000-square-foot Urban Air entertainment center off Interstate 79 in Cranberry, said John Wambold, who is the franchise owner for the Cranberry and North Huntingdon sites.
The target audience for the facility, which is expected to open in late spring, is expected to be toddlers through teenagers, Wambold said. It also can host group events and team-building events, Wambold said.
“We think North Huntingdon is centrally located,” said Wambold, who hopes to open a similar facility in North Fayette.
Colony Holding is building The Goddard School, a day care center for children from infancy to ages 4 and 5, which should be open in November, said Carol Maier, who will own and operate the North Huntingdon school. The school is part of the Goddard Systems Inc. of King of Prussia, which is the franchisor for the 500 Goddard locations across the nation.
The facility will have the capacity to serve up to 130 students in nine classrooms, said Maier, who operates The Goddard School in Moon, Allegheny County. The school will build to a staff of 18 to 20 teachers, said Maier, who retired after 21 years as a teacher.
Maier said she wanted to open a second school, and the North Huntingdon site was available.
“The response has been very positive,” said Maier, who will operate the North Huntingdon location while her husband, Jay, will oversee the Moon facility.
Colony Holding, which partners with R.D. Harrer of Mt. Pleasant to handle the construction, is constructing a 15,000-square-foot building next to the site of a Citizens Bank branch office along Mills Drive. The building will have space for three tenants, in addition to a bank, Tarosky said.
The project has been a few years in the making. Colony Holding received approval from North Huntingdon in February 2016 for a shopping center that would hold a pet store and restaurant.
Citizens Bank will be part of a strip that will consist of a men’s hair salon and restaurant, Tarosky said.
Ryan King, a Pittsburgh city firefighter who will be part owner of the Knockouts salon featuring a boxing theme, said they expect to have six chairs and three to five stylists.
“The concept caught my eye,” said King, who was looking for investment opportunities.
Huntingdon Marketplace was initially developed by Debartolo Holding in the early 2000s. This Walmart-anchored development experienced a turbulent start in part because of a recession, according to Colony Holding.
Colony Holding began negotiations to buy the remaining acreage that surrounds the Walmart at Mills Point and presented plans for the project to North Huntingdon in 2016.
