Officials OK deal with Cincinnati-based developer for Hempfield industrial park

County officials this week approved the potential sale of 13 acres at the Westmoreland Technology Park II in Hempfield to a Cincinnati-based commercial real estate development and design firm.

Acting as the Westmoreland County Industrial Development Corp., county commissioners signed off on the deal to option the property to AI. Neyer LLC, which also has offices in Pittsburgh and Nashville.

The deal gives the company six months to buy the lot for $803,400 to build a 150,000-square-foot industrial warehouse that could employ more than 150 people. The company earlier paid $3.2 million for two lots totaling 53 acres at county’s planned Commerce Crossing industrial park in Sewickley that is under construction.

“After news broke of our intended development at Commerce Crossing at Westmoreland, the reaction from prospective users and the brokerage community was extremely positive. Our desire for Westmoreland Technology Park II is to offer a better solution for smaller users who are finding modern Class A spaces in the 40,000-70,000 square-foot range challenging,” said Brandon Snyder, vice president of real estate development for AI. Neyer.

The company said 5% to 10% of the proposed building is expected to be used for office space while the remaining space will be designated for warehousing and light manufacturing.

The industrial park is is located about a mile from Route 119 and the Pennsylvania Turnpike.

“We are looking forward to having the opportunity to partner with AI. Neyer on multiple projects. We are excited to see the diversity in the types of users that they are able to accommodate,” said Commissioner Gina Cerilli.
