Last year, for the first time in many years, homeowners had a tough decision to make when considering selling their home. With the average interest rate for a mortgage doubling throughout the year from a low of 2.96% to 6.73%, home buyers and home sellers both struggled to keep up with the changing market.

With home prices settling back toward the pre-pandemic range and the days on market stretching to a more balanced market, a lot of sellers who had high expectations of multiple-offer situations or quick sales were left disappointed. Buyers who were equipped with higher down payments, and more time to make a decision, found themselves able to score “deals” throughout the year — which hadn’t happened very often in the previous two years.

Working in a quickly changing market, Ryan Scialabba and his company — HomeBuyers of Pittsburgh — strive to offer homeowners flexible solutions when selling their home. Over the years they’ve been able to help people navigate through many tough situations and get the most for their home, within their timeframe. They’ve helped people transition smoothly to assisted living, or navigate complicated estates, or sell homes in disrepair. They’ve helped landlords cash out, stopped foreclosures, and helped navigate others through hardships and transitions such as divorce, short sales, and bankruptcy.

“Once we come out of the winter, things really ramp up for us. We get dozens of calls daily with people looking for the best route to sell their home,” said owner Ryan Scialabba, a licensed Realtor. “There are a couple of factors that go into the decision for which route we take them. But it typically comes down to the condition of the home, the price they’d like to get, and the timeframe they want to get it in.”

The company has a simple 3-step process for helping homeowners sell their homes. It starts with a 5-10 minute phone call, where the team learns more about the house and the situation, to see how they can help. The team then sets up a home evaluation, where they spend time with the homeowners figuring out the value of their home and the best route to sell. Once an option is picked, they move to closing on the sellers’ timeline.

“It seems to me that a lot of the interest-rate-increase dust is settling here in the Pittsburgh market,” said Mr. Scialabba. “I believe that we’ll head into the spring 2023 market in a balanced way. As always, pricing needs to match the condition of the home and the timeline the seller is looking to hit. But, if we can help people in any way, we’re here to serve.”

Susan, a recent homeowner who sold to the team, had this to say about her experience:

“Working with The HomeBuyers of Pittsburgh was an absolutely wonderful experience. This company is a finely oiled machine and I can highly recommend them. From start to finish, they were honest, professional and transparent. Ryan and Danielle were always quick to respond to any questions I had. And when I say they made the homebuying process easy, they took care of everything. I am very pleased and will always recommend The HomeBuyers of Pittsburgh.”

The proof is in the track record: They carry an A+ rating with the Better Business Bureau. They were featured in the Pittsburgh Business Times as the #1 Fastest Growing Company in 2019, and a Best Places to Work winner in 2022 and honorable mention in 2021. On the Inc. 5000 list of Fastest Growing Private Companies in the Nation, they were 541. They have been featured in the Pittsburgh Post-Gazette, seen on KDKA/CBS, and heard on KDKA-AM as your Pittsburgh Real Estate Experts.
