The Allegheny County Court of Common Pleas recently ruled that in 2024 real estate should be assessed at 54.5% of actual market value — not at 100%. As a result of this change, thousands of properties are now overassessed. “We believe that thousands of property owners are overassessed currently and the only way to prove this is to file an appeal before March 31, 2024,” said Peirce. If you were overassessed, you are entitled to a partial refund of this year’s county, municipal and school taxes. Our firm will file the appeal for you, present evidence of market value and attend your hearing. If we are able to reduce your assessment, our fee is 50% of the 2024 tax savings. “If there are no savings, then there is no fee,” said Peirce.

All appeals must be filed by March 31, 2024. The sooner the appeal is filed, the sooner the hearing, and the sooner property owners will receive a tax refund if the assessment is reduced.

You should then receive the lower assessment for the next few years or until the property is reassessed.
